Brandywine Senior Living at Potomac

Working with Brandywine's philosophy of providing the highest-quality, most personalized care and support within a beautiful, vibrant environment, we created a highly refined set of outdoor spaces for residents.  This process required numerous entitlement and design approvals, including careful integration of environmentally sensitive buffer areas and water quality improvements within the gardens and pathways surrounding the luxury residences. The planting and hardscape design reflects a classic, timeless quality matching the building aesthetic, while integrating functional elements seamlessly into the layout.

From concept through completion, we had to work with a uniquely triangular site that had both significant elevation changes and environmental buffers. To overcome the presented obstacles, the team came up with a unique building shape and nestled parking and services under the building to take advantage of the grade.  The gardens and paths connecting the open spaces used the environmental buffer as an opportunity for beautiful views from a gazebo and terrace. Additionally, VIKA was faced with a challenging public process with numerous hearings and some opposition requiring an excellent team of expert witnesses, which VIKA provided with its highly experienced professional planning, civil engineering, and landscape architecture leadership.
