Chevy Chase Crossing

Chevy Chase Crossing is 147-unit townhouse subdivision on 12.61 acres located along Manor Road, Chevy Chase, MD. The project is a redevelopment of existing apartments and townhomes originally constructed in the 1950s & 1960 in 2 phases.

Chevy Chase Crossing abuts the Purple Line right-of-way and includes 2 connections to the Capital Crescent Trail, a 7.04-mile, shared-use trail running from Georgetown in Washington, D.C. to Bethesda, Maryland.

VIKA worked diligently to obtain approvals for MNCPPC Preliminary Plan, Site Plan, Forest Conservation Plan, Landscape Plan, MCDPS Sediment Control Plan, right-of-way Plan, and WSSC System Extension Plan, and numerous other permits.

Due to the existing large trees throughout the property, many in poor health, VIKA was responsible for finding suitable locations for mitigation plantings which required intricate coordination between civil engineers, landscape architects, and entitlement planners to ensure standards were met.

Through VIKA’s thoughtful planning and solutions, we provided the target density, maximizing the unit count at this transit-oriented site, through close team coordination on an extremely complex site, balancing numerous elements  - from utility infrastructure to earthworks and environmental regulations to recreation facilities. Our  ability to find solutions and work with staff to overcome several regulatory hurdles without a hit to the target density sets us apart from our competitors: we provided feasible and "approvable" plans.
